DO YOU VALUE OPEN SPACE?

The commercial business district of Cardiff by the Sea is less than 3% of the total community size.        

Yet, this small 6 block area, with it’s existing lot coverage zoning of 30-40%, provides a sense of open space within our revered Cardiff Walking District, increasing all Cardiff residents quality of life.

This photo shows the importance of surface parking in maintaining the community’s unique physical, and visual relationship with its namesake- The Sea.


The Steel Draft Cardiff Specific Plan proposes an increase to building lot coverage from 50-200%

The last two buildings developed in Cardiff, the Klawiter and the Manse buildings, have underground parking. Is underground parking the future trend of Cardiff?

Would 60-90% lot coverage change the community’s unique character and relationship with the Sea?

How do you think this area would look if the buildings all of had first floors that were 100-200% bigger?

The existing Encinitas General Plan designates the Cardiff Specific Plan area as having General Commercial lot coverage of 30%, and Office Professional lot coverage of 40%-

The proposed Steel Draft Cardiff Specific Plan increases lot coverage from 30-40%, to as much as 60, 75 and 90% in rezoned multiuse areas-

It is imperative the Cardiff residents demand lot coverage zoning that protects the  communities unique ocean identity, and limits future lot coverage to maintain existing size and scale.
