The Cardiff downtown area needs a Specific Plan to preserve its character, its service function to the residents of the community, its surfing heritage and the view corridors for surrounding neighbors. But the last thing we want is a plan that makes Cardiff like every other Southern California beach town that’s gone high density, high rise and high nose. |
| CARDIFF IS FUNKY AND WE WISH TO KEEP IT THAT WAY. |
WE DO NOT WANT: |
• |
mixed-use (residential) developments on top of stores and offices that take away views from residents, patrons, clients and visitors |
• |
our downtown area to become one large housing complex with inherent traffic, parking and pollution problems |
• |
to lose our beach town image, character and feeling |
• |
to lose the service function now performed by the business district |
• |
We want to retain the present height of existing buildings in the Specific Plan area when they are remodeled or replaced |
 |
WE WANT A SPECIFIC PLAN THAT: |
• |
reflects the wishes of the majority of Cardiffians not just a select few, well connected individuals or politicians |
• |
demands that existing buildings be limited to their existing size, scale, density and zoning |
• |
that is strict in its guidance to politicians, city staff, and owners/developers about how the area is to develop |
• |
restricts mixed-use in the Specific Plan area to only those that are in place |
• |
will endure the test of time in its preservation of those qualities that residents and visitors alike hold dear |
• |
will adequately address traffic and parking problems |
• |
that forces the city to improve the infrastructure and provide equal city services to Cardiff that it does to the Historic Encinitas and New Encinitas business districts |
